Sydney Remedial, Access and Painting can carry out a vast range of works, following are some of the common types of remedial repairs we do:

Concrete spalling is the deterioration of steel reinforced concrete and is generally characterised by the appearance of cracks and red rust. In severe cases, concrete sections completely break away from the reinforcing steel bar (known as “rebar”), exposing the rebar to the elements. Spalling occurs when water and air reach reinforcing steel in the structural concrete by way of cracks, defects and porosity of the concrete.

The corrosion on the steel builds up, causing expansion which in turn cracks the concrete and causes it to break away around the steel and adjoining concrete surfaces.

Once the expansionary corrosion process commences and the concrete cracks, the rate of water and air uptake increases, as does the rate of spalling.

Over time water is likely to penetrate through the concrete slab corroding the reinforcement steel and causing concrete spalling. The general area of spalling occurs on the outside edges of balconies, exposed concrete slab bands and soffits due inadequate concrete coverage over reinforcement.

This generally occurs as at the time of construction the rods were placed too close to the outside edge and render was applied for cover and protection, which was not effective or insufficient.

Mud cracking in render occurs when the cement mix is applied to dry or hot building surfaces, has an incorrect ratio of sand and cement mix and when the mix is lacking in bonding agents. Substrate movement and the lack of control/expansion joints can also cause problems. Solutions can include remove any drummy render and repair. Installation of control or expansion joints may be required to be cut into the cement render. This will relieve surface tension and minimise cracking. If mud cracked render is sound, and the cracking is minor hairline type, a high build flexible membrane can be applied to the surface.

Replacing rusted corner beads – Metal corner beads are used to make a fine square finish to the render surface across the building corners. Due to the environment, high alkalinity in the cement and moisture in the render, this can cause the metal to rust and corrode, and damage the wall surface. Sydney Remedial, Access and Painting solution to this, is to remove the rusted damaged angle – usually grinded and replaced with vinyl corner beads to prevent further corrosion issues.

Efflorescence is the migration of a salt to the surface of a porous material, where it forms a coating. It appears as salts on the paintwork The essential process involves the dissolving of an internally held salt in water, or occasionally in another solvent. Efflorescence is caused by moisture in the structure.

Structural cracks can be caused by building movement and settling, the build-up of pressure from backfilled soil, concrete spalling and structural faults. They can be caused by concrete being too porous, extreme changes in temperature, corrosion in reinforcements and masonry shrinkage. Sydney Remedial, Access and Painting scrape out and open up the cracks, sand and prep the affected area, prime, seal it and repaint area.

Whatever the visible structural faults, it is critical that the cause of the problem is correctly diagnosed so that appropriate repairs or strengthening procedures can be carried out. Sydney Remedial, Access and Painting work in conjunction with structural engineers who understand building movement and stresses and can devise the most effective repair or strengthening strategy with the solution tailored to suit the specific needs of the project.

Drummy render occurs when the cement mix is applied to dry or hot building surfaces, or an incorrect ratio of sand and cement mix and when the mix is lacking in bonding agents. Substrate movement, moisture beneath the render and the lack of control/expansion joints can also cause problems.

Sydney Remedial, Access and Painting will test and identify the cause of drummy render and the affected area and remove the drummy sections. We will apply a suitable bonding agent and reapply the render. Once dry, we prime/seal and repaint area.

Delamination of render occurs when the surface of the building has not been cleaned properly prior to application, moisture or excessive thickness of render. Sydney Remedial, Access and Painting will remove the faulty render, clean the surface appropriately, apply new render, prime and repaint.

What types of Waterproofing are there?

Waterproofing can be categorised as Trafficable. These are Acrylic, flexible waterproofing membranes, for internal and UV exposed external areas.

Non-Trafficable Waterproofing can include Acrylic Membranes for Product Waterproofing, Roofing Membranes, and Pressure Seal Flashing.

Emer-Clad Waterproofing Acrylic, flexible waterproofing membrane, for internal and UV exposed external areas.

On roofs and balconies, Emer-Clad provides a durable, slip resistant, waterproof finish which will accept regular foot traffic. Emer-Clad is suitable for application to many common substrates including concrete, fibrous cement products, metals, timber with priming required on most substrates.
